The Electrical Installation Report (formerly known as the period installation report) is a legal requirement of The Electricity at Work Regulations 1974 and is required for all businesses.

This law states that all electrical wiring or appliances in the home or any building must be in good condition and working order to ensure that they will not harm anyone, even under fault conditions.
Heath Electrical Services offer this service and can test your electrical installation to certify that it's in working order and isn't harmful. To be useable, you will be issued a safety record, if your appliance fails we will issue a report detailing the results and any remedial work which may be required.

PAT Testing For Landlords And Businesses
Businesses and people like landlords have the mandatory job of ensuring that all portable appliances on the premises are safe to use. Landlords must keep their testing papers all in perfect order, any person who lets a residential accommodation (houses, flats, holiday homes, static caravans) as a business activity is legally required to make sure that the appliances they supply as part of their tenancy has been PAT tested and is safe for use.
The Electrical Equipment Safety Regulations 1994 require that all mains electrical equipment (such as cookers, washing machines and kettles, etc.) which are supplied with the accommodation must be safe in order to protect the tenant. This applies to both new and used equipment.
